Meydomo AI

HomeIQ is the AI that replaced the guessing.

Three layers of intelligence. One shared pool of analytics. Every number comes from your county, your neighborhood, your street. Not from an algorithm that thinks your house is in Cleveland.

Real estate has an information problem.

A seller hires an agent. The agent runs comps, picks a price, and hopes. A buyer shows up. The buyer's agent runs different comps, picks a different price, and also hopes. Both sides negotiate from different data sets. Nobody is lying. Everyone is guessing.

The traditional brokerage answer to this is more people. More agents, more analysts, more coordinators, more opinions. All of which cost money. Your money. Usually about 5-6% of your home's value.

We asked a different question: what if both sides just saw the same data?

“Traditional brokerages employ 100,000 agents, rent enormous offices, run training programs, and buy advertising the size of a small country's GDP. Guess who pays for all that. Here's a hint: it's not the broker.”

One property. One story. Every constituency.

The CMA is the brain. The Report is the heart. The Gameplan is the path forward. The Outlook is the buyer’s lens. One shared analytics pool — a single, holistic story for everyone who needs to understand a property.

The CMA

The Brain

The analytical foundation every other layer builds on

The Comparative Market Analysis is the engine. 11 million Florida parcels. 2 million qualified sales, arms-length filtered. Fannie Mae §B4-1.3 methodology — the same standard licensed appraisers use. Market-derived adjustments from your property’s own comp cluster. An adversarial reviewer that challenges the number before it’s locked. A licensed broker who signs off when it passes.

Comparable sales selection & adjustment
Market-derived dollar adjustments
AI condition assessment (C1–C6) of every comp
Adversarial CMA reviewer
Fannie Mae bracketing enforcement
Broker-signed Broker Price Opinion

HomeIQ Report

The Heart

$4.95 — ready in about 60 seconds

The Report is not the CMA. The CMA tells you what the property is worth. The Report tells you what it’s like to live there. School zones, walkability, what’s nearby, what’s being built, how the neighborhood is trending. The human story of the property — the one that matters to the person who has to wake up there every morning.

Neighborhood character and lifestyle
School zones and district context
Walkability and daily destinations
Nearby development and growth signals
Local market conditions and absorption
Interactive report you keep
Powered by the CMA: Every neighborhood trend, absorption rate, and market condition in the Report is grounded in the same comp pool the CMA used. One source of truth.

HomeIQ Gameplan

Seller Strategy

Included with QuickSell and Full Service Sell

The Gameplan inherits everything from your Report, then adds strategy. It analyzes your property room by room, calculates what each improvement is actually worth in your specific market, recommends a selling path, runs pricing scenarios, and models your true cost to hold versus selling now.

This is where HomeIQ stops telling you what your home is and starts telling you what to do. Not generic advice. Dollar-for-dollar analysis tied to your house, your neighborhood, and this week's market.

Room-by-room preparation analysis
ROI per improvement
Sell path recommendation
Pricing strategy scenarios
Rental-hold vs. sell-now analysis
True cost to hold calculation
Inherits from Report: The Gameplan never re-runs the numbers. It builds on top of the same analytics pool. One source of truth, extended with strategy.

HomeIQ Outlook

Buyer Lens

Powers buy.meydomo.com

The Outlook inherits the Report and the Gameplan, then adds the buyer's perspective. It weights property data through persona-specific lenses — what matters to a first-time buyer is different from what matters to an investor — and produces a composite score that accounts for the buyer's equity position and the seller's chosen path.

This is the information symmetry part. Buyers on buy.meydomo.com see the same underlying data the seller saw. No hidden defects. No inflated claims. The same truth, through a different lens.

Persona-weighted scoring
Buyer equity position analysis
Composite property score
Seller path context
Full Report + Gameplan data
Offer system intelligence
Inherits from Report + Gameplan: The Outlook knows what the property is worth, what the seller chose to do, and what that means for you as a buyer. Nothing is siloed. Nothing contradicts.

How the HomeIQ CMA is built.

1

Location, measured from your lot lines. We compare your home to comparable sales using the exact geometry of your parcel — not your ZIP code or a centroid. Every nearby amenity and disamenity is measured from the boundary of your property to its boundary, not from a center point.

2

Condition, assessed from actual photos. We analyze your listing photos and every comparable's photos through the same AI vision engine, on the same C1-to-C6 condition scale used by licensed appraisers. No proxies. No assumptions.

3

Signed by a licensed Florida broker. Every HomeIQ CMA is a Broker Price Opinion signed by Jose Martin, BK3177826 — the same legal standard as an appraisal. The methodology follows Fannie Mae §B4-1.3 comparable sales standards.

This methodology is what lets us deliver an appraiser-grade valuation at $4.95 instead of $500+. Read the full methodology →

What this costs vs. what that costs.

We like transparency. Mostly because it's free.

Traditional brokerage

~$30,000

On a $500K home at 6% commission

  • Agent runs comps (guesses confidently)
  • Staging coordinator (suggests throw pillows)
  • Photographer (3 business days out)
  • Marketing team (posts to MLS, calls it a day)
  • Buyer's agent runs different comps (guesses differently)
  • Both agents negotiate from different data

Meydomo + HomeIQ

$1,998

Full Service Sell: $499 + $1,499 at close

  • HomeIQ Report: real data, 60 seconds
  • HomeIQ Gameplan: room-by-room, dollar-for-dollar
  • HomeIQ Outlook: buyers see the same truth
  • Sofia coordinates 24/7/365
  • Licensed broker manages every offer
  • Both sides negotiate from the same data

That is not a typo. Traditional brokerages just have more office rent to cover.

It starts with a $4.95 report.

Your HomeIQ Report is the foundation. Use it to know your home's value. Use it to sell with us. Use it to sell with someone else. The data is yours. No lock-in. No obligation. No agent calling you seventeen times.

Your $4.95 report comes with Ata IQ. He walks you through every comp, every valuation, every market trend. You ask. He answers. Voice-first. Always on.

Questions people actually ask.

How accurate is a HomeIQ CMA?

HomeIQ follows Fannie Mae B4-1.3 comparable sales methodology — the same standard licensed appraisers use to select, adjust, and reconcile comparable sales. Our AI analyzes every qualifying sale in your area, selects the 5 most comparable properties, and applies per-feature adjustments for time, location, and physical characteristics. Every HomeIQ CMA is signed off by a licensed broker.

Valuations assume the home is in average, move-in ready condition (Fannie Mae C3). Significant damage, deferred maintenance, or unpermitted work may affect actual value.

It costs less than a coffee. The coffee will not tell you what your house is worth.

How does HomeIQ compare to automated estimates?

Automated valuation models (AVMs) are statistical projections built on generalized population data — they cannot see condition, recent updates, or lot quality. Think of them as guestimates.

HomeIQ follows Fannie Mae B4-1.3 comparable sales methodology. We select and adjust real comparable sales using price-per-square-foot analysis, time-of-sale adjustments, and physical characteristic matching — the same process a licensed appraiser uses. Then a licensed broker signs off on the result.

The difference: a statistical guess on generalized data vs. a defensible valuation following an established methodology.

What is the difference between the CMA, Report, Gameplan, and Outlook?

The CMA is the brain — the analytical engine that establishes what the property is worth, built on Fannie Mae methodology and signed by a licensed broker. The Report is the heart — it tells you what it's like to live there: the neighborhood, the schools, the lifestyle. The Gameplan is the path forward — room-by-room preparation strategy and sell path recommendation for the seller. The Outlook is the buyer's lens — the same data, weighted for what matters to someone buying. Each layer builds on the last. One source of truth.

Do I need to let someone into my house?

No. The Report only needs your address. The Gameplan (included with QuickSell and Full Service Sell) uses photos you take yourself — on your schedule, no strangers required.

Can I just get the report and not sell with Meydomo?

Yes. Your report is yours. No lock-in. We do not sell your information to agents, lead aggregators, or anyone else. If you decide to sell with us later, your $4.95 is credited toward the service. Read our privacy policy.

What does “information symmetry” mean?

It means buyers and sellers see the same underlying data. The Report establishes property truth. The Outlook shows that truth to buyers. Nobody negotiates from different numbers. Nobody has hidden information. Both sides make better decisions. Deals close faster.

Your home knows what it's worth.
Now you will too.

$4.95. About 60 seconds. Real data. No agent required.
