Terms of Use

This agreement (“Terms”) governs access to Meydomo’s websites, products, and AI-assisted coordination services. If you use anything we build, you accept these Terms. If you disagree, do not use the service.
1. Who we are
Meydomo, Inc. ("Meydomo", "we", "our") is a licensed full-service real estate brokerage firm. We ARE the listing broker on every transaction. Our licensed Qualifying Broker maintains complete knowledge and supervisory control of all listings. The broker uses our proprietary Sparkjar AI platform to extend their capacity 100x—handling phone calls, SMS threads, email exchanges, calendars, and transaction coordination. This AI-extended approach allows us to deliver premium white-glove service at a flat fee while traditional brokers charge $15,000-$30,000 for inferior service. We are not a law firm or escrow agent.
2. Definitions and scope
- “Client” or “you”. A property owner, authorized representative, or collaborator using Meydomo to prepare, launch, or manage a listing.
- “Services”. The Meydomo website, AI concierge, human coordination team, knowledge base, and related tools that help you launch MLS listings under a flat-fee model.
- “Communications”. Any call, text, email, upload, screen share, or chat exchanged with us.
3. Service description
- We coordinate MLS intake, showing logistics, offer tracking, and seller communications under the supervision of licensed Qualifying Brokers.
- Our AI concierge drafts messaging, triages questions, and summarizes transcripts for review by our licensed brokers. Every transaction operates under Qualifying Broker supervision who performs daily reviews, weekly audits, and ensures regulatory compliance.
- Our Qualifying Brokers maintain supervisory responsibility for all licensed activities, review all offers and contracts, and ensure compliance with state real estate laws. You remain responsible for property disclosures, inspections, and providing accurate information.
4. User responsibilities
- Provide complete, accurate property information and promptly update anything that changes.
- Maintain compliance with federal, state, and local real estate law, including fair housing rules and MLS policies.
- Secure all necessary third-party approvals (e.g., attorney, HOA) before we publish marketing materials or contracts.
- Use the service lawfully—no misrepresentation, spam, harassment, or attempts to defeat our security controls.
5. Fees and billing
- Launch fee. $199, due before we begin onboarding. This fee covers intake, MLS profile setup, and initial marketing prep. It is non-refundable once intake work starts.
- Success fee. $999, due only if your transaction closes. We invoice the settlement agent or collect directly on closing confirmation.
- Add-ons. Optional services (photography, lockboxes, staging, etc.) are billed separately at published rates.
- You authorize us to communicate with closing professionals to settle unpaid balances related to the success fee.
6. Communications, data, and AI processing
- Every phone call, voicemail, text message, chat, and email exchanged with Meydomo is recorded, transcribed, and stored in a private database that we control end-to-end.
- We operate our own telephony, SMS, and email delivery infrastructure. We do not expose SMTP ports or lease shared dialer accounts. All outbound messages travel over HTTPS APIs signed with JWT tokens.
- The only external AI provider we work with is OpenAI’s GPT-5 family (including GPT-5 Realtime). We send context snippets to those models to generate replies, and we store responses together with your transcripts. OpenAI is contractually prohibited from training on this data.
- By using the services, you consent to the capture, transcription, storage, and AI processing described above. If you invite collaborators, you must secure their consent as well.
7. Intellectual property and licenses
Meydomo owns the platform, the AI prompts, the orchestration logic, and all related documentation. We grant you a non-exclusive, revocable license to use the services during an active engagement. You retain ownership of your property information and marketing assets, but you grant us a limited license to store, display, and modify that material solely to deliver the services.
8. Disclaimers and limitation of liability
- The services are provided “as is”. We do not warrant uninterrupted uptime, specific buyer activity, or a guaranteed sale.
- We are not responsible for market conditions, appraisal outcomes, financing failure, or acts outside our control.
- To the maximum extent permitted by law, Meydomo’s total liability is limited to the fees you paid us in the twelve (12) months preceding the claim.
9. Indemnification
You agree to indemnify and hold Meydomo, its officers, employees, contractors, and partners harmless from any claim, loss, liability, or expense (including reasonable attorney fees) arising out of your breach of these Terms, your violation of law, or your misuse of the services.
10. Term, suspension, and termination
- We may suspend or terminate services immediately if you breach these Terms, fail to pay amounts due, or misuse the platform.
- You may terminate services at any time by contacting support. Outstanding fees remain payable, and retention obligations still apply.
- On termination we archive your records to comply with retention rules, then delete them once legally permissible.
11. Governing law & dispute resolution
These Terms are governed by the laws of the State of California, without regard to conflict-of-law principles. Any dispute will be resolved through binding arbitration administered by JAMS in San Francisco, California, on an individual basis. No class actions, no jury trials.
Either party may seek injunctive relief in state or federal court to protect confidential information or intellectual property.
12. Updates to these Terms
We revise policies when products, regulations, or infrastructure shift. When we make material changes we will post the revision date, email active customers, and store previous versions for reference. Continued use after a change signifies acceptance of the updated Terms.
