HomeIQ follows Fannie Mae B4-1.3 comparable sales methodology — the same standard licensed appraisers use to select, adjust, and reconcile comparable sales. Our AI analyzes every qualifying sale in your area, selects the 5 most comparable properties, and applies per-feature adjustments for time, location, and physical characteristics. Every HomeIQ Value is signed off by a licensed broker.
Valuations assume the home is in average, move-in ready condition (Fannie Mae C3). Significant damage, deferred maintenance, or unpermitted work may affect actual value.
