Residential Real Property Disclosures (Material Facts & Radon)

Minnesota law (Minn. Stat. §§513.52–513.60) requires sellers to disclose **in writing** all known material facts about the property that could adversely and significantly affect the buyer’s use or enjoyment of the property. Sellers usually fulfill this by completing the Minnesota Uniform Seller’s Property Disclosure Statement, which covers structural, mechanical, and environmental conditions. MLS Procedures (NorthstarMLS)

Minnesota’s primary MLS (NorthstarMLS) requires a listing agreement. Listings must be entered within 2 business days of the effective date or start of marketing, per Clear Cooperation. NorthstarMLS requires at least one photo on each listing (and if the home is under construction, a rendering or plat map). Agents typically upload city Truth-in-Housing reports as supplements to the MLS listing for buyers’ agents. MLS remarks are policed for fair housing compliance. Lead-Based Paint Hazard Disclosure

Fair Housing Act (No Discriminatory Advertising)
