    Hawaii law (HRS §508D) requires sellers to provide a written disclosure statement to buyers within 10 days after the seller accepts a purchase contract offer (or 10 days before closing if under power of sale). This Hawaii disclosure law mandates that the seller disclose *all material facts* about the property that could affect the value or desirability and that are not readily observable. The disclosure covers issues with structural components, plumbing, electrical, termite/pest treatments, any encroachments or easements, etc. The buyer has 15 days after receiving the disclosure statement to rescind the contract if they find the disclosure unsatisfactory.
